The Chatham County Building Inspections Department is a service agency of county government. The Inspections Department is responsible for the issuance of permits, inspection of work done by all building trades, and enforcement of the North Carolina State Building Codes.

The Chatham County Building Inspections Department performs inspections on building construction, electrical, plumbing, HVAC (heating and cooling), and insulation. Additionally, modular and mobile home setup inspections are performed, as well as compliance with Chatham County addressing requirements.

In addition to the issuance of permits and the performance of inspections in the unincorporated areas of Chatham County, the Inspections Department also provides these services for the Town of Pittsboro, Town of Siler City and Town of Goldston.

The Inspections Department also performs construction plan reviews and schedules inspection requests and issues certificates of compliance and certificates of occupancy.

*The Site Record Card with the stamped Plans & Specifications must be available to the Inspector at all times and must be kept in the permit box, job trailer or existing home.  Failure to have required documents available for the Inspector will result in the inspection being rejected and subject to an extra trip fee.

For RESDENTIAL projects:   Prior to the building final inspections, all trades must be approved or building final will be rejected.  Prior to framing inspection, all trade rough-in inspections must be approved or the framing inspection will be rejected.  in general, the plumbing and mechanical rough-ins or finals should be done before electrical rough-in or final; and must be done prior to building framing or final inspections.

For COMMERCIAL projects:

All commercial building finals will be scheduled on an appointment basis and must be scheduled at least 3 days in advance of date desired.  This inspection will include Building and Fire Inspectors and may include Zoning and others as needed.  Please contact Customer Service via phone or email to set up these inspections.  You will be notified of what time it is set for and to avoid any fees must be cancelled by at least the day prior to schedule inspection.

All multi-tenant buildings shall provide a suite/tenant addressing plan to number all spaces.  This must be done on the floor plan and for each floor of the building.  This plan is to be approved by EM prior to shell or full building permit being issued.  It will be required that the first numeral indicate the floor level, the first floor is determined by which level has access at grade to outside.  If more that one level has at grade access it will be determined by EM.
